Post: Shout out to my new Brokerage

I recently joined this up and coming brokerage called eHomes. They are located in Chino,CA but have another brokerage in Orange County and 2-3 weeks ago just opened another in San Diego with plans to opening another brokerage in Los Angeles area. Elmer Morales is the founder of eHomes and has much experience and unique relationships in the industry making his team the "Best of Zillow", based on consumer surveys, putting us in the top 1% of Realtors in the country. 

Since I've been there I have to say it's been an AWESOME experience. I've been at two other brokerages and interviewed many others and the main/biggest difference I see is the "Culture". The support is insane, they have people and systems in place for experienced and new agents alike to work in a positive upbring environment, not to mention the support and training from top producers that are always in the office. The second best thing is they definitely provide "Opportunity"! I was looking to level up and within the first week I was already filling up my pipeline. Lastly they are "Growing" and providing tremendous benefits and advantages over other brokerages. I know that as a newer agent that's really trying to make it in this industry it's very important who you decide to be around with, and who you trust to have your back when you need during tough situations, during crucial hours. I believe I've found that place and for that reason I just wanted to give this Shout out!

Hello BP,

I'm a new realtor to the Los Angeles area and surrounding cities. I have been making lots of prospecting calls everyday to Expired's, Notice of Defaults, Trust Sales, and FSBO's. My focus is to be a listing agent, but I'm having a hard time structuring deals when I know the owner is trying to sell at market value and the deal just doesn't make sense to the regular market. How can I be more creative when I see a deal that could possibly go to an investor?

I recently saw Peter Fortunato in Los Angeles . He mentioned being creative with timeshares and using them to exchange into properties. Does anyone have any input or point me to the right direction to educated myself futhermore on the subject. Many thanks in advance.

Thank you for taking the time to respond to my post, I appreciate it. What happens if you run short of time during a 1031 by let’s say just a week? Is there any leniency?

Also, let’s say a 1031 wouldn’t make sense, would there be any other alternative vehicles that mimic the tax deferral code in a 1031?

I appreciate the feed back. Never heard about a reverse 1031. So if I understand this right, it’s pretty much the same rules for both types of exchanges, you just have to create SMLLC for a one time use while trying to get rid of the relinquished properties. Time is of an essence in either option. Why is it they only give you 180 days?

Has anyone ever 1031 exchanged four properties and used the proceeds into constructing a brand new property from scratch ? If so can you please share your story or let me know why you can’t do it. Many thanks in advance!

Hey Jorge very interested to hear if you ever did go through with becoming a real estate agent? I just finished my real estate courses, and I can not wait to hang my license, probably in the city of Downey. Though I’m not sure if going salary would be the best option. I’ll explain, the majority of people get W2 jobs for security reasons like a safety net. I plan on making the full transition with in and no later than 6 months. If you submerge yourself into real estate and learn everything you can you’ll be able to really maximize your revenue and not put a limit on your earnings. Definitely study everything you can on learning to sell. Check out grant cardone in that department, major game changer!

I practice/train everyday on cardone university. Personally I wouldn’t get rid of it, its priceless what you’ll get out of it. He doesn’t say it’s just for sales people, its for individuals that want to know how to sell, persuade, negotiate and convince others in their beliefs, ideas, dreams, concepts & desires. Everyone needs to know how to sell themselves and that’s what GC does for you. Once you know how to sell yourself paired with whatever profession you decide to get into, you’ll be a deadly treat with so many tools in your belt that you won’t have competition but you’ll dominate your space.

You sound exactly how I was about a year and half ago, and the time goes by so fast. I got on Grant Cardone. He teaches you how to sell yourself, sell your ideas and ultimately makes you understand what it takes to 10X your life. The great difference between us is our age, so learning these fundamentals at your age, you’ll definitely have the leading edge over the majority of people, because most people frown about selling or think its to hard, Grant breaks it all down for you in cardone university. $100 bucks a month, cancel any time. There is a lot of times you can get it cheaper than that. Wish you the best of luck
