Have trouble in structuring deals

Hello BP,

I'm a new realtor to the Los Angeles area and surrounding cities. I have been making lots of prospecting calls everyday to Expired's, Notice of Defaults, Trust Sales, and FSBO's. My focus is to be a listing agent, but I'm having a hard time structuring deals when I know the owner is trying to sell at market value and the deal just doesn't make sense to the regular market. How can I be more creative when I see a deal that could possibly go to an investor?
