My posts are about Midsouth.

I thought there was a three year right of redemption on a foreclosure in Alabama. She would still have to pay you for whatever you purchased the property for but not any improvements.

The most important thing is you buy the first one. I would make a goal with a deadline. Buy one by the end of the Summer.

My wife and I bought our first rental property in Bossier. I wish we had never sold it. It is a great market to start in. I'd take a look just south of the West gate of Barksdale - across the fence from the hospital. That would be a great starter neighborhood.

I'll give you one thing to think on. If you focus too much on the military renter, you might be selling yourself short. Focus on the median income renter and you could find a much bigger market for your properties.

Option 1. You can do the other two options at any time. You'll have an investment to work and learn on. The student loan has to be retired with your job. It will train you to minimize your lifestyle and learn to save. Set a date for when it will be paid off. You are gonna do great.

Good job. It is a solid base hit that will allow you to learn without losing much money. Honestly that is the most important return that this first property will give you. This duplex will turn concepts into reality. Enjoy.

I use contingencies on foreclosure a here and HUD properties. No problems but it is better to be able to estimate when you look before you offer. Find an agent that knows investment properties.
