We have them all over. Capitol Heights, Morningview, Pecan Grove, Montgomery East, and Forest Hills. We shoot for similar numbers.

Are you managing them yourselves or using a property manager?

There is a case where a cab company put each cab into a separate LLC. The court pierced that veil. That is the example precedent that I have heard a few times which is why we get the advice to keep it at a reasonable value like 200k-300k.

Remove and replace. I know that isn't what you want to hear, but it really is the only sure way. We did a super nicotine special about 15 months ago. The fixtures were literally dripping with nicotine. You did the right thing with lots of primer. We also had the ducts cleaned and registers replaced.

100% correct. It is hard. My friend has a good GC, but he only speaks Spanish. I think you might have to GC yourself and hire subs directly.

Sorry for taking so long. I'm in the middle of a PCS. I don't remember. It was a local bank. Like I said previously, we never used them. Make a list and start calling. You will find a few.

In my area, $800 rent houses take us about $7/sq ft for an average rehab.
