MidSouth was a great starter drug for me. I have two houses with them and then I did a bunch on my own. Now I am looking at going back with them.

I bought two properties with Misouth. Both have been profitable. They are very easy to deal with and reapond quickly. I love their statements and software. I would recommend them.

It will have to pay income tax in that state on money that it made in that state only.

You should keep it as a rental. If it cashflows, that is great, but the real values is the education you will get from your first rental. Set a deadline for the next few years to purchase another one so you can cash in on the lessons.

Where is it? I think it sounds okay at first glance because it meets the 1% rule, but the renovation budget is pretty large. What are you doing for 130k?

Montgomery is a good place, but it is like a lot of southern cities in that you need to really know the area.  It turns from slightly okay to horrendously bad in a few streets.  It would be easy to get sold a D- property when it looks like a B.  

The base is not growing.  The big employers are the state government, healthcare, and Hyundai.  The age of the inventory is an issue.  Lots of pre 80's property which means aluminum wiring, galvanized pipe, and poor insulation.  However, if you are willing to do the work, there is a good profit potential.

I'm in the Air Force too. There are a lot of opportunities in Texas. Learn a little but resolve to pull the trigger over the next year. You will learn more from that first property than anything else. Good luck.

Did you find any better property managers in El Paso?
