Best Program To Manage Rentals

Hello All,

I am searching for a suitable rental property management software program to do the following (and whatever else I have missed);

-Record financials that I can use for tax time (including expenses outside of rent and such).

-Provide access to any documents that the tenants may need to access (their lease, the building rules, copies of their water bills etc.).

-Act as a communication portal.

-Maintenance requests.

-Perhaps sends automated messages when rent is due, late...

-I can add their portion of water bills to it and send them notifications.

-Send tenants new leases for review.

I intend on buying more properties, so I would like the software to be suitable for up to 10 properties.

Any advice you guys could share would be greatly appreciated.
