Best Program To Manage Rentals

Hello All,

I am searching for a suitable rental property management software program to do the following (and whatever else I have missed);

-Record financials that I can use for tax time (including expenses outside of rent and such).

-Provide access to any documents that the tenants may need to access (their lease, the building rules, copies of their water bills etc.).

-Act as a communication portal.

-Maintenance requests.

-Perhaps sends automated messages when rent is due, late...

-I can add their portion of water bills to it and send them notifications.

-Send tenants new leases for review.

I intend on buying more properties, so I would like the software to be suitable for up to 10 properties.

Any advice you guys could share would be greatly appreciated.

    @Patrick Q.  Rent Redi is market pretty heavily her on BP.   Another one to consider is Buildium.   It will do everything you need as well.   Just don't get caught up in the need to find the cheapest solution.   Get the best solution.
