In my opinion, seo and social media is the only way to go.  If you are targeting your local market, you can look to really see some solid activity in about 3 months time.  You can get seo and social media done for you professionally for about $300 per month depending on which type you go after.  If you look at branding and lead generation (lead generation especially), it can get a lot more expensive buying leads instead of amassing your own.

Cash out refi with good terms is a great option to free up your funds.  My private lender friend Tom Lowry would be a good starting point and a great source for down the road for you.

Hi Lamor,

Even if you have the money, I would recommend hard money if you are investing in FL.  I know that you can get 90% of the purchase price with 100% of the rehab costs rolled in as well.  Why use your, leverage theirs for a quick flip.

That's true...Banks may not but private/alternative lenders will.  You may not get the rates like sallie and freddie can give you but the requirements will be less restrictive as well.  

I know of both rehab and 30 year fixed alternative lenders.

This is exactly my point.  Direct marketing sucks IMO.  I am a believer that the ones that find you are the sales.  The ones you chase are "maybe" at best.  get online, start hitting social media and use directed seo on a local basis to dominate your market!

Do all your investing in an LLC. Make sure you set it up correctly and use it to obtain vendor lines for rehabbing, cash lines and business credit cards. It can take up to about 1k but you can be set for asset protection as well as funds with no credit or collateral needed.

I just connected with an investor in South Bend Indiana that has some really great rent ready deals.  They rehab and do the property management as well.  I also have a source in Ohio.  Let me know if interested

The bottom line with ANY type of marketing is traffic/eyes looking at it.  In any type of marketing, figure out how you will drive targeted people to look at what you put out there.  Do that correctly and it will be a success.

Save your money and go online.  I see alot of people using direct mail campaigns and I have used them in the past, but the problem is, when they are gone, it's gone.  I love the 24/7 approach to online marketing.  Done correctly, you don't need anything else.
