Always concentrate first online, this way you can easily capture your local market cherry picking your leads and making money off the ones you are not interested in taking down.  Then go offline, but look into endorsement/fusion marketing as opposed to the traditional "stuff" out there.  You can be the Big Dog in your local market in a few months if done correctly.

Make sure you use your money to have your website optimized properly.  For the local market it is worth it's weight in gold.  Then it depends on your budget.  Figure out what you have to spend and find someone that knows what they are doing that will work with you and grow with you.

I agree with Antonio in the sense that online is the best option by far, but there is some merit to the placemat advertising.  You see, the company selling you the ads is making money off you.  Remove the middle man my friend!

Why not find that target audience?  Find a company that needs similar products that you can advertise on and go directly to them.  For example, I had a mobile mechanic for a client.  Instead of putting him on the placemats like he wanted, I helped him work out a deal with a privately owned oil lube place.  He provided the paper floor mats for them (cost him about $500 for about 2.5 months worth of them) and he advertised on them that if their car needed more than an oil change, he would come to them.  He had extremely good success and the clients were long term.

It just takes some creativity.  There are even deals that you can strike where there is no out of pocket expense and you only pay after you have closed a successful deal.

@Israel..I wish more people would post topics like you have.  You have been honest and allowing people to see the entire picture.  It's been my experience that I would rather have sellers chasing me, rather than me chasing them.

I know you have all heard it before, but concentrate your efforts online.  Whether it is Google My Business (formerly Google Places), or driving traffic to your local site (or both preferably), you are putting yourself where the sellers are looking.  Plus it works 24/7, doesn't get thrown away before being read and can never be seen as intrusive or in bad taste.

Most local real estate investors take the time to "kill it" online in their local market and this leaves a wide open area for you or any smart player to step in and dominate.

I primarily drive traffic to my website, cherry pick the leads I want and then sell the others to my competition for a nice revenue stream. It's absolutely hands off easy!

 I also try crazy, unique things.  I had some success when I would mail a letter to motivated sellers and them follow it up a few days later with a copy of the same letter that I crumpled up and then straightened it out again.  I put a sticky note saying, "Why did you throw me away...Let's Talk!".

Believe it or not, this had some great results because the people that called saw the humor in it and it was an ice breaker :)

Sure Gene....

  • A well designed website with a call to action on every page.
  • The site must be accurately optimized.  This is 50% of a successful campaign.  If you have to have someone that knows what they are doing to do it, it is worth whatever they charge.  It is that critical in a local campaign.
  • Grab your Google My Business (Google Places) and set that up with videos and again, have it optimized.

These are the 1st three things that I would do. It will give you a good start.

Just telling it like it is.  No squeeze page.  I invest, flip, loan and do marketing.  Of course I will help new clients if they choose to contact me and if I do not already have someone in their local area.  Making yourself available and answering questions is a great way to build relationships and yes, obtain clients.  Have you ever received a lead on a property from your posts on here?  If not, consider it.  I have talked with a number of people that obtain deals from their posts on the boards.

As for the 2 months time frame, yep that is true.  The reason that it works so well locally is because many investors seem to have the same assumptions as you that it can't be done and that I must be smoke and mirrors or something and they do not even try.  You see, when no one else does it, a person that does indeed do it, can take the top position for their chosen keywords or keyword phrases that are already being searched.
