I think creativity is the way to go.  VERY CREATIVE.  I am working with one investor buddy of mine go to a coffee shop associated with a local mega church.  I am arranging it with the pastor to allow this buddy to have an open meeting type event where he can showcase the 5 wholesale properties that he has for sale.  Now, that's nothing major but I am having the pastor bless the coffee beans before they grind them so the people in attendance will have a jolt of blessings with their coffee.  Sounds corny right?  The local tv station loves the crazy idea and will do a story on it.  The church gets visibility and my buddies site will blow up with free publicity!

Always think outside the box!

Hi Courtney,

My advice is dominate your market locally thru social media and your online presence. This has become where the action takes place (BP is a social site for goodness sake lol). It takes about 4 months to make yourself the go to source in any given market and it's not as expensive as you may think.  I did it myself in the AZ market using LinkedIn and seo.

I agree that blogging is a great way to go.  I also believe that seo should not be put on the shelf either.  I work with a company out of India that has done an amazing job for me.  They have helped me as well as many of my associates and what I get from them for $300 a month would cost me over $1900 if I went with a seo firm in the states.  I hate to outsource overseas but results and costs can't be disputed.

I use Tom Lowry for my Atlanta deals.  Tom offers up to 90% of the purchase price for rehabs with 100% of the rehab costs included.  Rates are good and go down even more the more deals you do with him.  He has been in the business 30 years and has been an awesome source for me.

Contact Tom Lowry at 216-470-2657.  I have worked with him for years.  He offers a 30 year fixed program for investment properties and even a rehab loan at 90% of the purchase price and 100% of the rehab costs in certain states.

Hi Nick,

Two ways that I can think of of the top of my head....

1. LinkedIn.  It has worked great for me as one of the things I do is provide rehab fuds up to 90% of the purchase price in Chicago and LinkedIn helped me connect with many local investors there.

2. Put the time and money into an internet presence.  It doesn't take much to brand and even dominate a market if done right.

It's not the website as much as it is the online presence and tool for lead generation and revenue.  If you look at it as one and done, either one will be equally ineffective.  Always work to have the clients come to you instead of you fishing for them.

From the research that I have seen done and with the clients I work with non performing and performing notes are a solid bet.  Also, mobile home investing and flipping is a good bet too.

You have a great start, but that's what it really is.... starting point.  Along with the social media you want to drive traffic to your website with authority links, press releases, articles, videos, etc. 

Make sure you budget correctly and it can be a relatively low cost way to capture your market and have fund too!

Hey Guys...You are referring to either authorized user trade lines or primary trade lines.  Authorized user lines can bump a score quickly, but they are not as powerful as a primary trade line.  Primaries are harder to find and more expensive.  One of the clients I market for deals in these types of lines so let me know if you want more info.
