Septic tanks need to be pumped out for solids according to the number of occupants ...that's part of maintenance ... I would recommend that initially before purchese

Natalie ...just be careful with the paint it may contain lead... also Home depot has great rehab financing... 8% at 84 months ...interest only for the first 6 months ...you may have to open a commercial account but that I am not sure of... also Zillow has a great design section on their web site if you are looking for idea's and pricing for kitchens and baths. Good Luck

if you are planning to do the work yourself and can stand plaster dust destroying your electronics and furniture,horrendous paint odors you might be ok. the contractors doing the rehab will definitely not like it. rent a trailer with a bath and kitchenette and live in the driveway until completion. doing this will be better for everyone's sanity! working around peoples prized possessions is anything but fun and will cost you a lot more. trust me ...you do not want to live in a rehab ...your lungs were not supplied with filters you change every so often...  I recommend in the strongest possible terms you do not ...especially if the house is older than 40 years old  in the age of lead paints and asbestos products.  Doing little projects one at a time or one room at a time will work if you have that kind of time. Buy a 16 gallon vac with extra hose lengths and extra filters to keep up with the mess and the dust.  Good luck

What are going to do?  we would love nothing better than trust someone ...that can only be done with the very, very few ...the bad guys are everywhere involving any business ...whether by intent or indifference to what is right, or by profound ignorance. Capitalism by it's nature is darwinian to a greater extant... look at your cable bills or your cell phone bills or any company you deal with ...you think a good faith bargain exists in those monopolistic cartels. Nat if you're in business you need good legal protection... start there, get even

I would talk to an independent financial adviser ...more a financial consultant with nothing to sell but their services.  you can reap lifelong benefits from renting which would be like an annuity to go with your social security...plus tax write-offs. the more facts you have the better chance you have in making the right decision.  the general contracting you can do yourself...it's not rocket science  ...talk to the town's building inspector and ask him for reliable names...start there...write down the questions you need to ask

These guys sound like a fly by night operation. get even... report them for tax evasion online to the IRS... call them and ask them if they have insurance to see if they are legit ...you need to put these crooks out of their misery.

Wow ...that is a complete and utter disgrace... if you let these fraudulent asshats slide they will go on to rob someone else... call a lawyer and pray they have liability insurance. they totally misrepresented themselves... you've been mugged!

Stephanie ...can you rent the present units in their current condition? would this be an owner occupant project? if everything is gutted ...you have a problem...the more information you post the better.  I would go to the lender and let them know you have a problem.  Home depot has a lending program for rehabs...they had one program that didn't require a payment for 6 months.   where was the funding for the rehab coming from? you need to tell everybody on the post the full story. bankers, lawyers and real estate pro's can offer expert advice if they have all the facts

did the flooring contractor cover the hearth?  you painted the fireplace facade white without addressing the backdraft that blackens with soot? are you renting or moving into this house? if you are staying... your wife has the last word...trust me. I would leave the awning up until you build a decent florida room to add to your living space.  if you're going to flip just make it completely functional with no repair issues.
