The Memphis market continues to see strong growth in the investment segment and properties have good cash flow. There are options for cash flowing, rent ready properties as well as opportunities to BRRRR properties.

Happy to help answer any questions about the flight path, but in general there aren’t many areas where that is a concern. There are large areas in the direction of the flight paths that do not have dense populations so it’s mostly a non-issue. Happy to connect and point out areas by the airport, and all over the city that have worked well for investors.

I also use Appfolio in our property management business in Memphis. The onboarding was extensive, and I don’t think they do a great job of explaining that most of what they need is related to the banking side of things and actually nothing to do with setting up the software. The requirements are actually set by federal banking standards and not software related. I have integrated a couple of other platforms and had to do the exact same steps when it came to being able to receive payments online. Overall the juice was worth the squeeze with Appfolio. We were able to get everything up and running in about 6 weeks.

I've sold a good many properties near the airport here in Memphis, and it has never been an issue. Not only is the FedEx super hub close by(as @Aristotle Kumpis mentioned), but airports in general are usually near commerce drivers, meaning they work well for finding good tenants. I havent had any clients that have an aversion to being near the airport.

The Memphis market is great for fix & flips, if you can find them, and get them under agreement quickly. This is where having a great team with boots on the ground here in Memphis makes all the difference. I have personally done fix & flips, and have several clients that have completed projects this year.
