@Samuel Eddinger Yes, good call with the energy audit. I got that done back in October and they did all of the standard work (caulked the windows, weather stripping, added LED bulbs, etc). The 3rd party vendor they recommended for insulation quoted me $15-20k for blown in insulation, which is not in the budget right now.

Hi all, wondering how you would handle this. I have a 1900 year old up and down quadplex that I keep getting complaints from the downstairs neighbors about the above tenants noise level. They can hear conversations, cabinets opening and closing, and even snoring. The downstairs tenants are also concerned about their heating bill (electric) which is averaging $600 a month during the winter (even though they keep it at 65 degrees.

The downstairs tenant’s want me to spray insulation in the walls and ceilings as a way to mitigate the noise level and help with the heating costs. I looked into this and it will cost well over $15k. I have considered carpet but that won’t help with the heating issues. Any thoughts on how to handle this?

Does anyone know if there is a distance restriction for getting another VA loan? For example, if I have a VA loan and after a year wanted to buy my neighbors house to house hack, is the a proximity restriction from doing so?

@Bob Willis that would be ideal for sure instead of trying to jump through the hoops with Zoning. I wasn't sure if it could be legally rented as 2 separate units as a SFH?

I am looking at a SFH 5bd/2ba that has an in-law apartment attached. That apartment has its own bathroom and small kitchen with separate entrance, which would be ideal to rent it out separately. My question is, since it's zoned as residential (R-1), is there anyway to get this rezoned for a duplex. Are there any ramifications for renting it out as separate units as a SF?

Like others here have said, I like when there aren't many pictures because it limits the competition. I've bought 3 deals off the MLS this way, all of them had terrible and few pictures.

@Jewel B. That’s interesting, I never heard of virtually staging photos? Have you done this before? Anyone you can recommend?

@Tyler Haanen Very good idea on posting pictures of the unit with the caveat that it will be eventually furnished. That’s the biggest concern of spending all that capital to furnish it and then it just sits.

I’ve also considered not only calling the hospitals directly, but some other local “competition” that I see on FF to see how much vacancy they are experiencing on a monthly basis. Not sure how they will react to this but I guess it couldn’t hurt.

Have you rented to anyone other than traveling nurses?
