Is my location too isolated for a MTR?

Hi all, I have a vacancy coming up in February and was considering using that unit (in a quadplex) as a MTR. It’s 6 minutes from a Level 3 trauma hospital, 12 minutes from another slightly bigger hospital, and 25 minutes from a Level 1 hospital. It’s not a town where business professionals would go either, so my clientele would predominantly be traveling nurses.

The unit is a 2/1 in a nice neighborhood with ample parking. My question is am I too far away from the level 1 hospital to do a MTR? I looked at FF and there weren’t more than a few similar properties to rent and weren’t booked all that much either. What’s your thoughts on making this a MTR or keeping it LTR?
