@Jim K. Our first investment property, we were in due diligence and having the inspection done. I was not on-site as it was only my realtor and the home inspector. They went up to the 2nd unit and found the 2 tenants there totally hammered (mind you it was 10am). Both guys were elderly and one fell while the inspection was going on and cracked his head wide open. While he was bleeding profusely, he tried to get to the bathroom and fell again, now breaking his hip. My inspector calls me up and explains all of this and says there’s blood everywhere. I asked if my realtor called 9-1-1, he said he’s outside in the yard puking…lol. Fast forward, we bought the property and didn’t keep those guys on as tenants. Found 20 (yes 20) garbage bags of Playboy mags in the attic.

@Zach Harsh These guys came from Dave Lindhals MF Millions masterclass. I took the 3 day class in Hartford a few years ago because it was free for veterans so I signed up. It was taught by Tyler with Ryan (and Ryan’s brother) in the back of the class. Tyler laid out a terrific sales pitch, something like you would get at a timeshare presentation. He was charismatic and convincing that signing up for Dave’s course (for a measly $40k per year) will be a drop in the bucket compared to what you will actually make. “Your life will change forever!”

Based on what you described above, it sounds like he used all the tricks he learned presenting on behalf of Dave Lindhal, just now in his own mentorship program (I.e. sponsor deals for students, crazy acquisition fees, big pressure sales pitch all throughout, etc). I hate to hear about students getting stuck in difficult positions because they put their trust in these guys.
