@Michael S. @Kelly Rastatter yes I was wondering the same thing. The FilePlace search function is a must. Otherwise you are there way too long search line by line.

Hello, I’m looking for multifamily 1-4 family or 5+ units in the Palm Beach, Martin, St Lucie, and Brevard counties. I’m looking for my own portfolio but I can also raise cash on larger deals that meet certain criteria. For myself and partner deals, trying to find something that returns 10% cash on cash that is at least considered C+. Value add would be great, but needs to be cash flowing and stable as is. We are primarily looking on the east coast of FL. The only commercial property I'm comfortsble valueing is multifamily 5+ units. Commercial use type real estate is out of my comfort zone. I'm not very familiar valueing established businesses either, so that's out of my comfort zone as well. 

What kind of businesses do you represent?

We like SFR flips and MF.

Currently looking for small to mid size multi family apartment buildings. Looking for value add opportunity.  Needs to be 5+ units B to C quality. Trying to hit double digit cash of cash with debt service in place. If they are bigger deals, that is ok too, I have associates who can take those down as well.

If you are a broker with many off market or "soft" market leads, please contract me! We have an immediate need, but are always looking. This is a long term play, so patience is not a problem.

Hello,

I am inquiring about the correct way to pay out to investors for recording and tax purposes. 

Ex: several investors put up initial contribution, property help for 6 months, value add, sold for net profit.

Now I want to return initial capital plus returns. Do I issue 1099 on the profits only? I've heard several strategies, but I'm looking for the simplest method or one that benefits the investor the most.
