Looking for multifamily 1-4 or 5+ in Palm Beach, Martin, St Lucie

Hello, I’m looking for multifamily 1-4 family or 5+ units in the Palm Beach, Martin, St Lucie, and Brevard counties. I’m looking for my own portfolio but I can also raise cash on larger deals that meet certain criteria. For myself and partner deals, trying to find something that returns 10% cash on cash that is at least considered C+. Value add would be great, but needs to be cash flowing and stable as is.
