hello BP community. I'm currently seeking a property(s) to compete a 1031 exchange. I have 25 more days to identify the next investment. I'm looking for a long term hold either SFR, multi family and/or small apartment.

Preferably in Palm Beach County, Martin County, Saint Lucie County, Indian River County, Brevard County or Duval County.

Was the seller advertising a cap rate? I did a quick analysis, seems overpriced by 100k or more....

Thanks @Upen Patel for the response. The best hard money I can find is too expensive at 12% interest with 3 points up front. That is not an option.
