@Steve Orluski the problem isn’t weed. It’s smoking of weed or any kind in the house. I just spoke with him outside. Super receptive. Showed me how he hits his weed pipe LOL. I’m cool with It, outside.

@Jonpaul Nadeau I tried to add some humor to my story, haha. Well, the place we fixed up was probably one of the nicest efficiency’s on the market (in my own humble opinion). We got $1100/mo with utilities included. Most on the market that I saw were $900/mo range utilities included, but looked like your typical thrown together efficiency.

Let me know if you’d ever like to get together or need an agent. Highly recommend the guy I worked with, Mike LaChance, in the purchase of this property a year or two ago. He saw a lot of the vision

@Jack B. fair enough! Besides calling the cops, how would you handle a "suspicion" of drug dealing. Even if I were to call the cops with a suspicion, the most they do is come out, knock on his door, he'll say he doesnt know what their talking about (one would think he'd ssay this... maybe I'm wrong), and they'll leave. I'm probably going to have to catch him in the act via camera as I'd rather not come running outve my house in my underwear to see what he's doing at 3am. If I catch him watering the grass, than I look like the crazy landlord. I'm not sure of the best way to confront, as in-person would be best but if/when drugs are involved I'd rather not.

@Laura Keels I'm no expert in Landlording (just started myself a few days ago and dealing with my own issue), but if I was in this situation I would just stick it out until the end of the lease as annoying as it may be. There is no sense in enraging the tenant and risk some form of damage by pettiness to your property. Once the moratorium is lifted, if it's lifted, I am sure there will be hundreds of evictions needing to be processed and handled. It'll will probably too time consuming and headache than just dealing with the 40 days left of your lease. My own 2 cents.

@Jack B. and as you mentioned, I'm a new landlord. I don't think it's out of this world to consider an agreement with the tenant to switch to month to month if I feel there is writing on the wall. It doesn't hurt to ask.

@Jack B. Maybe you misread my post and comment, but I specifically stated that both I and the tenant would need to agree to the amendment month to month. Thanks for your comment.

It’s crazy cause when I first started househacking (mine is just 3 bed house, I have roomates) everything my roomates did bothered me lol... but I’m slowly learning to chill. It’s hard. To me the lease is there to be to protect u, but they will break the rules. No way about it.

And I wouldn’t talk to them about it unless u have proof they are selling drugs . Then that’s a crime u can talk about or report.

 Agreed! It's a new adjustment for sure, and I'm sure we are overthinking some of it. While it's not likely he'll burn it down, I don't want to add another way to do so lol. The cooking and candles are enough.

@Jonathan R McLaughlin the property is on a corner lot with one side of the property (pretty much the whole front corner) unviewable. I'll make sure to mention the cameras but they're clear as day on the sides of the house and shine a bright light when motion is detected. They've been there since week one of owning the property close to 2 years ago, but youre right. Safe than sorry.

@Colleen F. We allow smoking on the property outside of 10 ft of any door or window. I have cameras out there so I'm able to see him going out. They're for about 2 minute spans at a time. Could it be him just going to his car? Maybe. Something tells me it's not though. I angled one of the cameras to get a better view of the side of the house. It turns out its actually a better angle in general to watch the entry gate and the shed.

@Jonathan R McLaughlin Agreed! That's the route I'm going to start with. Just a talk. 

Hot summer night, I can agree with as well. It's Florida, I get it. His unit is an ice-box (Ive lived in it), but it's subjective and I get it. I'm just not catching that vibe of him going out at 2, 3, and 4 am for 2 minutes at a time to catch a breeze. Could be wrong though (I hope I am, lol)! Time will tell. While I can't go back to "re-sign" the lease and read it to him, I did print it out and will be delivering him a hard-copy of it tonight to go over it briefly along with the "hey neighbor" talk. 

@Maimouna Sow I was kidding about the locks, haha. Smoke, Smoke, Smoke, I'm cool with it. Just not in the house as it states in the lease.
