Hi Samantha. Rentals are in high demand here. Rents and house prices have both been on the rise. The most popular elementary schools are Creekside and Brinson elementary. Houses in those markets tend to sell for more. I have a realtor friend named Tina who does a great job. PM me if you would like her info. It's been working for me since 2019. I've had a few late cancels. We almost always rebook. Maybe I'm lucky we seem to have high demand here.

We have a flexible cancellation policy. Guests get a full refund if they cancel up to 24 hours prior. We usually always rebook, and we maintain 86% occupancy. Works for us.

In New Bern I went to "Development Services and Inspections". I would suggest to google search zoning and planning for Jacksonville, and start there.

Hi Steve. I have three Airbnbs in New Bern. I would consider Wilmington to be an even more desirable area. Mine are 3/2. All of them have pool tables in the garage and fenced in yards. Cute, quiet, safe neighborhood. Gross revenue on all 3 was just over 140,000 last year. Hope that helps you some.
