Hi Bailey. I agree. I've been using instant book since I started in 2019. I love it. It's simple. Occupancy stays high. Most of my guests have been great.

I closed on two houses I bought from the same seller in July of this year. I found them by "driving for dollars" and sending the seller a letter asking if he would be interested in selling. It turns out he was a landlord in his 70's looking to sell off properties. Both needed work. So I bought them for under market value. One is almost ready for Airbnb now, and rehab is just getting started on the other.

Yes. Most of our guests have pets. We charge a $75 pet fee. We also make our houses pet friendly. We have LVP or tile flooring in all and fenced in back yards.

Hi Scott. I live and invest in New Bern. I believe home values will continue to increase. They have so far. Rental demand is incredibly high. We have a shortage of housing. Grady White is going to add 500 more jobs to the area soon. Lots of people from up north like yourself retire here. It's a great place to be. Home values tend to be highest in nice neighborhoods in the Brinson Elementary and Creekside Elementary school districts.

Hi Craig. I just did a cash out refinance on two with Visio Lending. They are DSCR loans so the interest rate is higher than bank loans. They used the historical income of the properties to qualify them, and the title and mortgage have to be held in an LLC. The properties have been running as STR since 2019. There are other lenders out there who will do this as well.

Hey Garratt. I live here. So I invest in my own backyard! I already had two LTRs when I transitioned to STRs. The market is strong here for both. We have a surprisingly high demand for LTRs. I was unsure of how the STRs would do, but I have been more than pleasantly surprised with their performance. We maintain an average occupancy of 86% for the whole year. January and February tend to be "slower" months, but they are definitely still profitable. Our guests come here for a number of reasons: visit family, work, vacation, and lots of weddings! Investing in these has been my favorite decision so far!

Hi Dan. I live in New Bern and love it! The people are friendly. We have beautiful waterfronts to walk along the Neuse and Trent Rivers. We are only 35 miles to the beach. There are great restaurants downtown, and downtown is beautiful and lively. Long term rentals are in high demand. Short term rentals are in high demand. Homes in general are in high demand. It's been a great place to live and invest.
