Hi Josh. If you want to keep catching beautiful fish like in your profile picture, and get to invest in good cash flow real estate - you can do both in Eastern North Carolina. New Bern and Jacksonville are close to the coast, but you can find affordable properties with good demand that make sense. And the fishing is fantastic!

I stayed at an Airbnb in a not-so-great neighborhood, and it really turned me off. Maybe if you clearly advertise where you are - it would work? My property in a not great neighborhood is a long term rental, and if I purchase more in the future that's what I would do. My Airbnbs are in a great neighborhood and guests love it. I think they should feel pampered on a vacation or even on a work trip out of town. Just my thoughts.

Hi Jillian. We furnished our three Airbnbs mostly through Facebook marketplace, Craigslist, and yard sales. Hotels use percale sheets (cotton polyester blend) and so do we - they last, and they're comfortable. We use quilts instead of comforters- easier to store. We fully encase all mattresses, box springs, and pillows to protect from bed bugs. We buy TCL smart TVs from Walmart - good quality and good price. Once you think you have the unit ready, spend a night there. You'll figure out what else you need. Good luck!

That's cool that March is largely booked. You could drop prices of the next few upcoming days to encourage some last minute bookings if you haven't done so yet.

Hey Ben. You made me look! I rarely do. I had a slight dip in views, but nothing dramatic. I did notice, however, that my house that has had a guest in it for the last 30 days has had the fewest views. Have you had a long rental lately that has closed the calendar for potential last minute booking views maybe?

Hi Stephen.

First check for local regulations on Airbnb in your area and neighborhood- make sure it is allowed.

From what I have seen in my business and some colleagues- the suburbs are doing well with Airbnb right now.

You can get a good idea of earnings to expect by looking at similar properties in your area and viewing their calendars to gauge occupancy rates.

Additional expenses to consider: cable, internet, utilities, lawn care, slightly higher insurance, linens and toiletries, cleanings (can be mostly charged to guests)

You can probably get away with keeping the chain link fence. We have two properties with privacy fencing and one with chain link. They all make the same amount of money. People are just happy to be able to let their dogs out.

Try a small local bank or credit union. I used a small bank called Union Bank that factored in my airbnb income for just a short period of time to help finance a property for me.
