Do the homes need repairs? If so, how much? How much demand is there for rentals in the area? Where I am, when we list a home for rent, demand is high so it is easy to pick good tenants fast, and they tend to stay, so vacancy is low.

Hey Ronnie. What bank did you find that will mortgage that?

On the surface, those numbers are good enough it would prompt me to analyze deeper. What market is it in? Is there high demand? What's the area like directly around the property? Property taxes? Insurance costs? The extra hookup is intriguing. You can often find mobile homes cheap on Facebook marketplace or Craigslist, but you would most likely have to buy it cash.

Hey Brittney, if your ex-husband is willing to make a phone call to Airbnb with you he can add you to the primary account so that it is in both of your names. Then you would have the ability to change the contact info to your phone number, email address, etc. That way you don't have to worry about having a secondary account with less access. My husband and I did this after he listed our first property with his info because he was the one with time to do it that day, but we both needed equal access to the account to manage it. Once you are on the primary account, maybe you could take him off of it? That I'm not sure about. It's something you guys can ask Airbnb if he is willing to make that one call.

Hi Connor. I have two mobile homes I rent out as long term rentals. Both have tenants that have been there over a year. They both had high demand when we advertised vacancy. They cash flow well, but they don't appreciate. I have since moved on to investing in regular houses in cute neighborhoods and renting on Airbnb - this also gives me the good cash flow but with the appreciation. It's funny, even though the houses are more expensive than the mobiles - they are easier to buy because they are easier to finance and you don't have to move them! But the mobile homes got me started - I'm happy to own them.

Hey Scott. I'm in NC. I use my closing attorney to write my contracts. He uses the standard NC offer to purchase. I just email him the details and pay him for the contract. I know some other investors use their own contracts, but this has worked for me.

2. Up to you. Not sure how to find. I self manage.

3. Call your city.

4. Airbnb takes 3% of each booking as a host fee. They just keep their portion when they send payments.

5. There is a website called AirDNA that provides that information. I haven't used it personally so I am not sure how accurate it is. I looked at similar airbnb properties in my area, looked at their nightly rates, and looked at their calendars to gauge occupancy to project income.

I agree with Andrew. I list my properties exclusively on Airbnb. They are booking more than ever. Always get paid the day after check in. I'm extremely happy with it.

Ok thanks. In order for me to put one anywhere in New Bern, it has to be wind zone 2. I'm not looking to invest outside of New Bern at the moment. But thanks for the heads up. And thanks again for the banking info!
