Hi guys. I have purchased a few off market deals before, but never a short sale. I talked to a seller is underwater on their property and is willing to consider a short sale. The mortgage payments are behind and there are substantial fees involved in reinstating the mortgage. How could I go about helping the seller in getting the lender to agree to a short sale? I told the seller that it is my understanding that there are some negative tax implications to selling the home this way. Is there anything else the seller or I should be aware of? Any information you guys are willing to share with me would be much appreciated.

Houses in obvious disrepair - i.e. tarps on roof, window units, overgrown yards, wood rot on exterior, etc. I live in NC and know of several vacant houses that have mailboxes - so let that be just one thing you look for.

Hi Henry. I have three 3/2's that sleep 7 each. They also have garages converted into game rooms with pool tables, and grill/patio areas. We pay $80 - $120 depending on depth of clean. Sometimes as high as $140 for the occasional deeper clean or after a long stay. We charge the guests $95 cleaning fee. Our housekeeper also functions as a cohost and helps us respond to guest requests when we are unavailable, so she is worth every penny. We are lucky to live within two doors of all our houses, so honestly she uses our washer and dryer as well as the ones in the homes when she turns the units. And there is a closet in our personal home devoted to Airbnb stock. Eventually we will have to figure out a more professional way to do this! But for now it works!
