@Brenden Mitchum well right now I am focusing on either a small multi family or a SFR to start with and I'm just going to focus on buying and holding for now as that is my main strategy anyway. I would like to either join a group or find a partner for this or even just a mentor to help me through the process hopefully that can be you because that simple advice of sticking to one area honestly just saved me a headache I am ready to use my knowledge and in my planning process I added all my goals instead of just focusing on one

@Laith Haitham well 9,000 sounds like a lot to me lol my advice is to reach out to real estate agents unlike myself you have upfront money in hand I will try working with people on payments and just work in itself but continue to research but reach out I am in my reaching out phase trying to establish connections and get good advice

@Jerell Edmonds that's EXACTLY where I'm headed sir guess it's true what they say about great minds....have you seen the video on rent to own for SFR? It's a hit with the generation and after seeing the process through video I am willing to try it out
