I just passed my exam and am looking to start part time real estate career.  Need advice on what to look for in selecting an agency to partner with and any additional tips for my journey as a newbie.  Also would like to start investing in real estate this year.  Not sure if some agencies frown on this.

I have a house with tenants in another state that came across my path.  I have never purchased real estate before.  A little scared but I have to start looking in an area I can afford.  I need advice on what to look for and ask for so I know it is a good deal or not.

Has anyone ever attended the Deal Maker Live Event?  Is it good information and networking for a newbie who is hoping to purchase her first property next year?

Should I create llc now if plan is to purchase investment multi family next year?  Is it too early to create?  

@Stephen Keighery thanks.  I will add the podcast to  my list of education sources and  learning schedule.  I am really trying to learn all I can so I can set myself up to make a purchase next year.  It will probably be out of state.
