I just passed my exam and am looking to start part time real estate career.  Need advice on what to look for in selecting an agency to partner with and any additional tips for my journey as a newbie.  Also would like to start investing in real estate this year.  Not sure if some agencies frown on this.

I have a house with tenants in another state that came across my path.  I have never purchased real estate before.  A little scared but I have to start looking in an area I can afford.  I need advice on what to look for and ask for so I know it is a good deal or not.
