The Pittsburgh REIA Commercial Real Estate Group meets next on Tuesday, Feb 8th at 6:30PM.

(Meetings are held every 2nd Tuesday of the month)

Our guest speaker had to bow out for personal reasons, unfortunately, but we are still going to have our roundtable discussion.

Bring your deals that you want to discuss with the group, any questions you have, resources that you need, properties that you are looking to purchase or sell, or anything else you need or would like to discuss with the group.

First time attendees are always welcome. As is the case with all of the Pittsburgh REIA subgroups, this is a very open and collaborative group, so feel free to check us out!

The Pittsburgh REIA Commercial Real Estate Group meets next on Tuesday, January 11th beginning at 6:30PM.

AGENDA:

This month, Sal Acosta, Business Broker and Managing Partner at Landon and Acosta, LLC will discuss the ins and out of buying and selling a small business. Sal will also be able to discuss current market trends, and any other questions you have, which will benefit existing and aspiring small business owners/investors and commercial real estate investors, alike.

NOTE: This meeting will be the first of a 2-3 part "Small Business Corner Series" that will educate the group on alternative investment opportunities available to all of us by directly owning/operating or passively investing in existing businesses.

This month, Richie Stephenson, CPA, from Stevans & Associates, will be our special guest speaker.

Richie will discuss:

1) Pending federal, state, and local tax changes
2) Depreciation and cost segregation
3) Updates on entity selection and tax implications
4) New tax laws affecting real estate professionals

Also, Richie will be available to take any other questions that you have. Even moreso than in years past, you won't want to miss this annual CPA review.

The next Pittsburgh REIA Commercial Real Estate Meeting will be held on Tuesday, Sept 14th @ 6:30PM at the Robinson Township Eat 'N Park.

We are going to talk about 1) where the deals are and what upcoming opportunities are going to be on the horizon for commercial real estate investors. We're also going to talk about 2) deals that may be profitable to us by either providing services and creative deal structuring that will add value to struggling commercial real estate owners who need our help.

As always, we will have our roundtable discussion. Bring any deals that you would like to discuss, properties you are looking to buy or sell, any questions you have or resources you need.

What: Pittsburgh REIA Commercial Group Monthly Meeting
When: Tuesday, July 13th @ 6:30PM
Where: Robinson Twp. Eat 'N Park (100 Park Manor Blvd, Pittsburgh, PA 15205)


***For the first time since our March 2020 meeting, this month's Pittsburgh REIA Commercial Group Monthly Meeting WILL MEET IN PERSON back at our Robinson Twp. Eat 'N Park meeting location!***

We will meet on Tues, July 13th starting promptly at 6:30PM. Room will be available much earlier than that, so feel free to stop in early to chat with each other before the meeting. Everyone is just asked to purchase at least a drink or small food item to justify them giving us a meeting room for free.

Meetings like this one are critical for professionals in any discipline, and especially in commercial real estate. Team building and relationships are especially important. Not only are we able to network with those that we want to learn from to and to work with to accomplish our goals, but many times, through networking with others, we are able to understand what else is possible in commercial real estate - opportunities that we may not have been aware of previously, but really resonate and make us even more aware and passionate about the opportunities around us. (Long sentence, I know)

We will not have a speaker this month so we can network with each other and to take time for our roundtable discussion. As always, bring any deals you want to discuss, properties you are looking to buy or sell, questions, issues, comments, concerns, etc.

This question has already been answered covering all of the bases. The one thing that I will add, though, is regulatory issues. Specific to MHPs in Pennsylvania, where I live and primarily invest, the state EPA has mandated that parks with 15 or more pads must be tied into public water and sewer. Parks owned prior to that mandate are grandfathered in so they can continue to operate, as is. Which makes many smaller parks obsolete and not worth pursuing depending on where they are located.

Try Propstream or check with the specific county you're looking at, as some counties in PA make CDs available with all property assessment data. If it is available, they are usually updated quarterly.

No speaker this month, so we're going to focus on your deals and questions. So, bring your deals that you're working on that you'd like to discuss, properties you're looking to buy and sell, or anything else you have questions on.
