The next Pittsburgh REIA Commercial Real Estate Meeting will take place on Tuesday, May 11th @ 6:30PM.

This month, we're going to examine and discuss:

1) A better way of redefining traditional demographics and what they mean for all business owners, commercial real estate investors, and the multifamily market, specifically, going forward.

Background: There is so much lazy reporting out there that categorizes very diverse groups of individuals, such at Millennials or Baby Boomers, etc, when these traditional labels can't accurately classify these groups of people.

For example: As business owners or commercial real estate investors, why do we lump "Millennials" into one basket when there are huge differences between the 19 year old college student who is primarily concerned about what party s/he is going to attend on Saturday night vs., say, the 32 year old married couple buying their first home and expecting their first child? Why do we make business decisions by generically referring to these very vague customer segments? There is a better way and we're going to spend the first part of the meeting discussing this.

2) We are also going to talk about some of the huge demographic shifts that are going to deeply impact all aspects of business and thereby, commercial real estate, going forward.

As always, we will also have our roundtable discussion. So please bring any deals you'd like to discuss or need help analyzing, properties you're looking to sell/purchase/rent, referrals for resources and skillsets that you need, and anything else you'd like to discuss.

The Pittsburgh REIA Commercial Real Estate Group meets again on Tuesday, March 9th @ 6:30PM EST.

This month, Joe Sangimino from Whitetail Properties is going to talk about opportunities in land investing - investment and income producing strategies from farming, ranching, hunting, recreation, timber rights, mineral rights, and other related services. So whether you're looking for new investment opportunities or just want to own your own hunting or recreational land, a place to get away for the weekend, etc, there will be something for everyone.

This asset class is attracting more attention than ever due to Covid and other demographic trends, which we will also discuss in the meeting.

As always, bring your deals, questions, or anything else you'd like to talk about in the roundtable discussion after the speaker portion.

The Pittsburgh REIA Commercial Group will meet next on Tuesday, 2/9/2021 @ 6:30PM.

No guest speaker this month, but we will have our roundtable discussion, so bring your deals that you are working on, questions you have, properties you are looking to buy or sell, etc, or anything else you need and we'll talk about it.

More details to follow about upcoming meetings, but next month, we will have a very experienced investor and land specialist/broker talk to the group about raw land investing opportunities. There are a lot of income producing opportunities that you may not have considered that are within reach of many investors, so definitely plan to check that one out.

The next Pittsburgh REIA Commercial Group Meeting is Tuesday, January 12th @ 6:30PM.

This month’s topic is “7 Major Advantages that Commercial Real Estate has over Residential RE (that you probably haven’t heard of before)”. That’s a long title, but I assure you, we’re going to go beyond what most people talk about when they think about the differences between commercial and residential real estate investing. We’re going to stretch what we already think we know about commercial real estate and set ourselves up for a big year ahead. This will be a fun and eye opening way to kick off 2021.

We will also have our roundtable discussion, so bring your deals that you are working on, questions you have, properties you are looking to buy or sell, etc, and let’s talk about it. Also, let’s talk about your 2021 goals and what you need to accomplish them.

The next Pittsburgh REIA Commercial Real Estate Group Meeting will be Tuesday, December 8th @ 6:30PM. Video and call in instructions are located at the end of this invite.

Louis and Plung CPAs, Richie Stephenson, Brandon Bupp, and Scott Blatchford will speak to the group about “Accounting and Legal Considerations for Syndications and JVs” – How to best structure your deals from both a tax and legal perspective (especially when using other people’s money (OPM). They will also review some pretty significant new rules related to accredited investors.

Some investors struggle with deal structure and since each deal is unique, and we all need to understand how to structure better deals to take advantage of opportunities anytime they present themselves. This is a timely topic as we look forward to the beginning of 2021 and the opportunities sure to come. Those locating and structuring deals, private lenders, contractors, and other parties who need to JV with others to complete transactions should attend this meeting. 

IF there is enough time between this topic and our regular roundtable discussion, Richie, Brandon, and Scott will answer any tax strategy and planning questions you may have. They will also be able to discuss what tax changes to be prepared for post-presidential election beginning in 2021.

As always, please bring any deals you are working on and want to discuss, any questions you have or anything else you need to help your business and to complete your deals.

Usually, you're asked to use "first name" and "last name" fields on your list. Use the company name as the "first name" and leave the "last name" blank. Should then be fine on the "Dear [First Name] field in your letter and on the envelope.

I agree with Mike's comments above. Learning about the market and neighborhoods and finding off market deals are key. I would suggest reaching out to other investors in the area through the local REIA, for starters.
