This month, our guest speaker will be Jamie Dietz from Penn West Property Group LLC. Jamie will talk about Cap Rates - how to calculate, what they are and what they are not. Understanding the nuances of how to calculate and to use this metric will help all of us better analyze real estate deals. Both new and experienced investors should learn a lot from Jamie's presentation and his expertise.

As always, we will have our "round table" discussion in the 2nd half of the meeting. So bring your questions, deals, or anything else you'd like to discuss or need help with and we'll discuss on Tuesday.

This month, we have a very special guest speaker - Tom Baker, Allegheny Council Member for District 1! Tom currently represents over 100,000 residents in his district and has been a community leader his entire adult life.

In addition to Tom's County government and countless other duties, Tom is also the Chief Community Affairs Officer for Big Brother Big Sisters (BBBS) of Greater Pittsburgh.

With so much to discuss with the group, I asked Tom to speak about two main topics. Below is the agenda for Part I of the meeting with Tom:

MEETING AGENDA

Guest Speaker: Tom Baker, Allegheny County Council Member, District 1

1) Big Brothers Big Sisters (BBBS) volunteer opportunities

Comments: As small business owners and real estate investors, many of our big "Whys" are centered around the idea of freedom - financial freedom, the freedom to spend time with family, to travel, to pursue personal interests, and lastly, but certainly not least, freedom to give back, to make a real difference in people's lives, and to improve the communities that we work and live in. Tom will talk about opportunities within the BBBS program that are HIGHLY impactful for the students that participate, with a minimal time commitment for volunteers (3-4 hours/month, most of it remotely). That's the best type of leverage and ROI, if you ask me.

2) Allegheny County Council

Comments: On County Council, Tom has served on the Economic Development and Housing, Education, Health and Human Services, and Public Safety committees. He will give us an overview of County Council's responsibilities along with what he is personally working on as a member of the above committees.

Part II of our meeting, as always, will be our (virtual) roundtable discussion. Great opportunity to bring up any deals you want to discuss with the group, small business issues, questions you have related to commercial real estate, properties you are looking to buy or sell, resources you need, etc, etc, etc....anything you need help with to complete transactions, to grow your small businesses, and to accomplish your greater goals.

New and experienced investors are always encouraged to attend.

@Alex Deacon's meetings are excellent, sincerely highly recommend that you check those out.

Also, check out the Pittsburgh REIA (pittsburghreia.com) website and look at the calandar of events. There are "subgroups" that meet monthly and in some cases weekly that specialize in specific areas of real estate. Alex Deacon's Landlording Subgroup mentioned above, I lead the Commercial Real Estate subgroup that meets on the 2nd Tues of the month, our main monthly meetings are on the 3rd Tues of the month, etc. Check out the website for a full list of meetings.

Pre-foreclosure is one of the first steps that a bank takes in a foreclosure process. The bank has notified the property owner that they are in default of their loan (they are behind on and did not previous make monthly payments). For a property with a market value of $100,000, 35% equity means that 35%, or 35,000 has been payed off and that a mortgage amount of 65%, or $65,000 remains.

I didn't see any comments above on the following, but surprisingly (or not), some state governors identified areas around universities, airports, and other commercial centers as Opportunity Zones in addition to the lower income areas that we typically associate with OZs. So while certainly not the deciding factor in any investment, it is worth looking into if OZ treatment is in play for the college towns that you evaluating.
