There's obv. pros and cons to both situations. I have some questions about what type of cash you're putting down. This may make a huge impact on what you're looking into. What part of the country are you looking into if you decide to go out of state?

I work with a team that specializes in short sales and I'm just curious what would work best when contacting agents in regards to working with them on their short sales. I know that they get contacted several times on this topic, so I'm just intersted in what some other agents/investors think or do.

I know this is a vague topic. Just looking for opinions and ideas.

What is the best way to approach agents in regards to handling their short sale negtiations?

I want to get feedback from agents who are experienced in short sales.
I'm taking on my first and I'm looking for advice.

Can you give me an idea of what the most difficult part of the short sale process is?

Joe,

I would suggest working with a full time agent 1st. This means the person is out in the area everyday and should have a good idea of what's available in the area you're looking.

I would also go with an agent that interviews you as well. If the agent is diligent about your having all the proper paper work in place is most likely someone who is on top of things and will be very informed when it comes to details. Most new agents will gladly put you in the car and run you around town without even knowing if you are pre-qualified.

New agents are eager, experienced ones are diligent ( most of the time ).

I think Jamie is on the right track. The unfortunate thing is it's so easy for anyone to get a real estate license. I agree you must find a realtor that not only understands what it is you're looking for, but is more interested in a long term relationship over the short term commission. I would strongly suggest a full time agent over the part timer. Agents in the know when it comes to the legalities as well as potential deals that fit your budget and goals, these are the ones you want to associate yourself with.
