 Thank you, that's what I was thinking. The assignment though is with an attorney or title company, right?

I searched but couldn't find anything.... 

When wholesaling, do you have to sign the purchase agreement with a title company or attorney or can this be done just between the seller and wholesaler?

The fix and flipper I spoke to wants to stay away from properties that need flood insurance, is there anyway I can filter out those properties on listsource? I go to the site/waterfront influence category but I don't see anything

I searched but I didn't find anything helpful in the forums. 

Is there a way to find out if a property is going to require flood insurance? 

I am trying to get in to wholesaling, I called a fix and flipper last night and asked him about what he looks for and what he stays away from, he said he stays away from places requiring flood insurance. 

From the distressed properties I've written down I can tell which ones will most likely need it but then there are others in the same town which I can't tell just buy looking at it. 

Any help would be appreciated.
