Currently I have rental property which is rent out for $1500 per month. The house is 15 years old. I have $89.000 15 year mortgage (5 percent interest rate monthly payment including insurance is $1300) for that second mortgage $24000 10 year 5.75 percent interest rate with monthly payment $364 );

I want to purchase a house for myself to live. The monthly payment will be $1800. It is around 35 percent of my Gross income. It is a little hard for me. I want to refi my rental debit $24000 to lower payment(since I paid up more often than the schedule). Please suggest what I should do .

Thanks.

I am looking to buying a house I like but the monthly payment is a little bit than I am comfortable to pay for. I saw some ads in Craglist list to rent out garage and storage. I am thinking about the rent out the garage and basement to subsidize my monthly payment . I do not know what I need to protect myself legally if I do that.

Thanks.

.

I just checked the data from

19040- Hatboro
19038- Glenside
19046-Jenkintown --11.46 percent.
19090- Willow Grove- Home appreciation the last year has been -1.92 percent.
19027-Elkins Park Home appreciation the last year has been -7.58 percent
19006- Huntingdon Valley Home appreciation the last year has been 7.67 percent.
19031- Flourtown -10.41 percent

I do not know why those cities are pretty closed by and less than 30 minutes drive.the home appreciation is quite different.

I moved to new studio from Nov for paying the rent for $600 in Abington PA from Nov on month by month lease. The landlord infoed me on Dec 31 will increase the rent to $650.

The landlord told me he had the studio rent out for $750 before I signed the lease and I concerned about the rent increase after I moved in , he said he would not want to studio empty and he would increase the rent for 6 months.

Right now after three months and New Year eve, I received the mail about the $50 increase.

Mentally I am not prepare for that and feel really stress about the increase.

I do not know the other area . But in PA North Wales, $280,000 with home association fee $135 can only rent $1750 per month. A lot houses rents out like this.
