I replaced the hotwater heater already yesterday. The total cost included labor and heater is $750. The tenant has been with me for three years already. We are in good relationship. I do beyond my duty. She also help me in other thing. We are like friends and she takes care of property. The lease did not included the appliance repair and replace. I paid for that since she is taking good care of the property and care about that cost of repair and watched out for me. I also gave her the lowest rent in the development. We are both happy about relationship, I told her about the replacement.

We are human and have feeling. Right I asked her consider all the factors and let me know the reasonable compensation .

My son's school ( college) is shut down from Saturday and Tuesday due to snow . The door and a few building were closed due to without electricity. Should I ask the school tuition break or no dorm fee refund. They sent the kids home if they can or stay in other dorms. I do not know what is the other dorm mean. Must be uncomfortable. It is two hours drive for me. My son want to go home. The school calendar will not change according to this incident. With $54,000 per year cost to attend. how much I should get for this incident? For house, I called the repair man right away, It is sear water heater, it need special part. Some thing is out of my control . If you have production need electricity, power outrage, do you get refund for monthly charge from the electricity company. Last month, we have no train, I have monthly train pass.i do not recall the train get me credit for five days. I drove to work and paid for parking.

Out of so accommodations in the house, only hot water is out. ask for full rent credit for those days for shower....

Five days without hot water for tentant is really long .It caused tenant inconvenience.I do not know how to appraise reasonal and fair comprensation for the tenant in this case such working days or not working days , waiting period and proportion of the comfort level since the house is only without hot water. But total amount of the rent to deduct seems unreasonable for me. I know when fire and blood occur, it is portion to compensate the tenant . The comfortable leve without water heater appraisal.... please advise.

The tenant called for the water heater repair on Wed afternoon, the repair man went to examine the water heater next day morning. He ordered the parts and parts will be in Tuesday. It takes really long time to fix. It caused the inconvenience for the tenant. Right now the tenant stated by law, she would not pay for the rent for the days without the water heater .The property is in PA. I am wondering what the law in PA for this issues . I know unemployment has one week waiting period etc. Insurance has some deduction according to the policy. I do not know what is those reasonable comprehend for the tenant. Thanks.

After I pointed out to him about his eviction and judgement, he stated that he did not know what is this. He called me for another rental. So.... . Once i told him he talked to me yesterday and stated sorry and hang out. It seems he admitted it.

The eviction is indeed deal killer. But the eviction listing in the credit report is the homeless company. 1929 SANSOM ST , PA 19103.

He is a social worker and work in the school kids. My thought is the government might track down this. He will not able to get a job as social worker. Also I checked his reference and I feel he is a very nice person. It might be a mistaken of the credit report.
I am asking him to show me his bank statement and double deposit.

I have one prospective tenant. I feel very good about him. But in his credit report. there is eviction and judgement again him. The location of the judgement is the homeless agency. I checked his reference which is good, too. He is social worker work in the school. I talked to him about the judgement and eviction. It seems he was not aware for this. Thanks.

I was on month by month lease before. The owner tried to rise my rent any month. After I talked to him, he stopped to rise my rent. But I am getting tired of the negotion. I moved out to more grateful owner to have nice tenant. It is depended on indi case.
