Hey!

im trying to upgrade my knowledge, and broadening my investments, I thought about  buying a membership to a data source like neighborhodscout, property shark, local market monitor

anyone is using that kind of a site and have any insights?

BP boogs are great, ive bought like....5 of them , including long distance....
Im also from out of state and I was looking for a place to invest, I did my reaseraches, found few great markets, but the problem is that everyone else invest in those markets....

so I was looking for under-the-radar markets, markets that regarding raw data (unemployments, job growth, population growth....) are not right at the top.

so I found Des Moines , Iowa, right now im in a middle of a flip there, but I have no reason to leave this area after that.

I think that even though other places perform better, for an out of state investor, its more important to have a system, and people he can trust in that market (if you bought David Greene's long distance... through BP store, they also gave you an access to a pdf file he wrote called "the core 4")

I cant figure it out, even after watching alot of Youtube videos, and BP posts

the problem with someone's money is the it is finite. if I have 1M dollars, and im investing it in RE, in some point its gonna be over.

so thats why people  r  using OPM.

but lets say I have 1M and all I want to invest is 1M, and I can choose wether to use it , or use OPM.

or lets say I have 1M, but i want to invest 2M. is it better to invest my 1M first and then use OPM?

what would you choose?

well educated and experienced people in the indusrty saying that the house prices will decrease untill they will hit the bottom , and it will be mounths from now.

im an out of the counrty investor so my the understanding of the nuances of the U.S. economy is limited.

if we are at the peak of the pandemic right now, or were going to be in about ... a week, and after that we will begin to go back to normall slowly, why we are going to see the bottom in a year from now? a  year from now we will have a lower  unempoyment rate that in April/May , home buyers who froze the buying process in March and april will storm the market, maybe not in May/June, but after that.

I know in 2008 it took the market few years to hit bottom, but this its different

Hey there!

im an out of state investor, and im looking to understand the DSM market

on the surface, its seems like there are good deals here (better than the last market ive looked in) but I cant really be sure about that, so I will love to have your insights about DSM

im currently looking for a SFH, fixer upper , have a budget of a 130k.

im paying cash, I can close fast, and if everything will go well, I can have 3 more purchases throughout the year.

im also trying to understand where are the rought neighberhoods, I know that if you are an agent you cannot answer me, but maybe you can  tell me where I can find some info about that (I was looking in Neighborhoodscout, but it seems like there are very few  rough neighborhoods in the DSM, if at all, and most of them are in downtown/NW downtown).
