Any city that I'm looking to invest in I always start by looking at population growth. More people moving to a city is more potential tenants. 

Cities with slow or negative population growth you should be much more picky on cashflow.

Basically impossible to find opportunities in Cordova / Bartlett these days. I've found quite a few in 38111 that meet the 1% rule. Check out Sure Title Company for quick closings.

My favorite zip codes to recommend for investment opportunities in the Memphis area are 38114, 38111, 38104, 38117, 38109, 38128, 38127, 38116, 38115, 38118, 38119, 38112, 38122, 38141, & in Mississippi 38637, 38671, 38672, 38654. This is a mixture of areas for good flips & rentals. As far as title companies go, I would recommend Foundation Title & Escrow. 27603 and 27610 are huge areas. So basing it off zip code is a bit misleading. What are you trying to do, I understand appreciation but what's self sustainability?

Your title company should be able to support you with that. And the bank should be requesting that survey directly from title.
