This article explains a lot about the tax benefits of having an investment property http://www.biggerpockets.com/renewsblog/2015/05/20/tax-benefits-real-estate-investing-rental-properties/

Definitely worth reading!

@David Wurzel

 So true! I listened to Brandon and Josh every morning until I ran out of Podcasts a few weeks ago. It was just a fun and energetic way to start the day, especially because of their dynamic together. Every couple of shownotes you'd see someone complaining about the way they present though, saying they should be more serious. Really?!

@Ryan Billingsley

 Thanks for starting this thread as this has been on my mind a lot as well. I now listen to audiobooks instead (4 hour workweek, lean startup, e-myth etc.) as I haven't found any podcasts that were as entertaining. AskBP is great as well, but short! I download the audiobooks for free with my library subscription. Not a whole lot of inventory but still plenty to go through.

The BP calculators are a great way to get started. Also, I would suggest trying to recreate them yourself using Excel. That way you'll get a good understanding of all the various costs to account for and how you should calculate things like Cap rates, NOI, COC etc.

Thank you for sharing your story! Seems like you had your priorities straight and was focussed on your goals, love that! Lifestyle inflation is such a common sight and it is refreshing to see that you didn't fall for it.

Hope to be able to create a "got my first rent check" post in the nearby future as well!

Hi Michael, herzlich willkommen!

Depending on your age (up to 35 for Canada, and 31 for Australia I believe) you can participate in a Travel and Work type of program in those two countries. Unfortunately, the US does not give out visas for that purpose.

Hah! I know exactly how you feel, I've been postponing my introduction post for way too long as well. Good luck in your search and looking forward to hopefully reading your success story somewhere on BP soon!

I've been a member for a couple of months now and first wanted to soak up as much real estate knowledge as possible before introducing myself. My goal was to first listen to all the podcast (Josh and Brandon are the best!), read a few real estate related books, and visit the forums and BP blogs. What a wealth of information!

A little bit about me (and my husband); we're in our late 20's and work as scientific researchers. Currently living in Western NY but we are looking to move to SW Florida (Sarasota area) by the end of the year. Our jobs are pretty flexible so we can work remotely and don't have to give up our steady paychecks.

Our goal is to reach financial independence at an early age. Luckily we're on the same page with finances and live a frugal lifestyle. We're hoping real estate investing can help fast track our long term goals. There are so many ways to make money in real estate but we believe that the buy and hold strategy would work best for us. I spent the last couple of months researching our target area and have already noticed the market getting hotter and hotter, not much inventory and prices are going up. We're still determined to find something by the end of 2015 and hope to find some people on BP to connect with to help us get started.

Our five year goal is to have a yearly passive income of $20,000. We'd like to get started buying SFH that need a bit of rehabbing and the BRRR (Buy, Rehab, Rent, Refinance) approach sounds like a good match. We'll be self managing for the first couple of years (but will of course calculate our cash flow as if we had a PM in place) and are ready for the headaches that come with being a landlord.

Looking forward to being an active member!
