Cash-flowing Rental in St. Paul, MN

Hey everyone!

I have a single family home on Saint Paul's east side (Payne-Phalen neighborhood) that is currently rented by a family for $1200/mo with a $200/mo discount for on-time payments. Lease is good through the end of October 2015. I have the property listed for $115,000 currently.

High level details of property (Postlets link below):

  • RMV: $135,000
  • 4 bed, 2 bath, 1500 sq. ft.
  • 2 car detached garage, fenced in yard
  • Sewer lines were replaced by city of St. Paul in 2014 (assessment)
  • Close to schools, library, fire station, highway

Property sits on Maryland Ave E, just east of Payne Ave. City of St. Paul made improvements to Maryland Ave in 2014. At that time, the driveway access from Maryland Ave was removed. Driveway and garage still accessible from alley. As a result of the change, the garage door does not face the alley.
