Post: Interesting and potentially profitable deal offered by ad

Just came across an interesting ad. The poster comes across as desperately seeking someone to fund the purchase of two properties. This person even goes as far as to say that a lien may be placed on the property, as a form of security on the properties. I’m not sure that such a thing could be done, but I see a great opportunity to finance these properties and carry the note. Waking up from dreamland, I would not be able to be of much help, as I do not have such funds. Does anyone out there see any value in this? If so, any creative (almost miraculous) suggestions to making this happen?

I came across a mobile home on craigslist, which seems pretty good. I have attached a link to the ad below. The home is located in a family MH park. It is close to where I live, so I know it's in a very good area that is already familiar to me. The home is advertised as a fixer upper. I have not been to the home yet, but the pictures show a home with basic cosmetic work. I am thinking that I could do a live-in flip on this one. Perhaps do a Lonnie Deal (Dodd Frank friendly), upon completion of fix up I think that the home is reasonably priced, for it's condition and location. Once it's rehabbed, it could sell for twice or three times it's purchase price. Unfortunately, I do not have any way of funding such a purchase. Would any experienced investors have any ideas on how I could attempt to purchase this home using alternate means?  Here is a link to the ad... https://orlando.craigslist.org/reo/5233909999.html

I just went by a local home that was in the process of being rehabbed. The investor was not around, but I got the opportunity to ask the general contractor some questions. In our short conversation, I let him know that I had been interested in the house he was working on. Based on our chat, I think he could sense that I was a newbie. That assumption must have been made when I asked if he would be able to give me a rough estimate for another home I have seen in the area. He was nice enough to take a moment to chat with me. Although I lost the opportunity with that home, he did mention that it would not be a good home for a first time investor. Based on the repairs involved, the price of the house, and ARV; we both agreed that the investor would probably break even. He also went on to tell me that one of the first steps is to put the house under contract, before I consider getting an inspection from him or any other contractor. He mentioned something to the effect of making the contract contingent upon the inspection (I wish I could have written the steps down!). He says that he works with investors all the time, so I guess he's also knowledgeable on the details prior to taking over a property. My question to all experienced flippers and agents… What are the detailed steps involved? We all hear about the general processes, but what steps come before what?... Let's say that I came across a potential fix/flip deal. What steps do I need to take? Do I need to have a hard money lender lined up? (if I chose that type of financing)

The experience turned out well. I told the general contractor that I may need someone like him in the future. We exchanged info., and he may very well be someone I could consider working with.

@Fred Heller - Like yourself, I grew up in the 70's and 80's. My personal exposure was to the plaster walls with peeling lead paint. Like you said, there were homes that had the paneling. Back then, I am sure it was the trend in certain homes. I even remember seeing it at one of my friends house when I was a kid. Wasn't looking to offend, just looking for solutions to a trend that is not as popular in today's market. I personally never cared for the look, but everyone has their preferences. Do you have any thought's on how I can update such a style? I don't have a home lined up yet, but I seem to come across homes that have this paneling wall to wall.

My two primary concerns would be mold within walls and floor, and structural damage (rot) from past and present water damage. ServePro may be the solution for cleanup and mold remediation/removal, but you need to determine if the cost of such a service will be worth the effort.

@Tami Lumpkins@Sterling Williams - I just found out that in addition to getting the training, I am required to hang my license with a broker. On top of that, I also have to pay about $400 to get licensed, and then another $1500 and $50/ mo for the realtor board dues, mls, and supra key. Thank you for the information you gave me, but I am now having second thoughts. I'm just looking for ease of access to MLS and properties, and savings from commissions on flips. Not looking to do sales.
