Just wondering if anyone has attended Augie Byllott's coaching program. Even though I can't afford ANY type of program (from anyone) right now, he seems to have a good reputation in central Florida. It seems that many of the local CFRI members know him well, and are possibly involved in the coaching. The training he offers seems cheaper than some others I have seen, yet still too much for me personally. I am aware that I can easily find most of my answers on here, and through books. Once I bootstrap my way around some deals, I may consider looking into a reputable REI coaching program.

Although not directly related to a RE deal, this could easily be a situation a house flipper could encounter. A relative of mine recently had me come over to get my opinion on water that was seeping in between floor and molding. The water intrusion only happens when it rains heavily, as it was on that day. It was a pretty bad puddle in the room. I went outside and there was no sign of water build-up. There is no gutter throughout the house, so water backing up in the gutter is not the problem. There is no water damage seen, as a result of a leaking roof. My only guess is that the water might be permeating the concrete block wall. Has anyone experienced such a problem?

Also keep in mind that unlike mobile homes, these tiny homes can be stolen. I've read an article, where this actually happened to a tiny home owner. The guy was so affected by the experience, that he decided to rent an apartment instead. Just something to take into consideration, and perhaps look for ways of preventing such things from happening.

I think that they offer a very simple and efficient lifestyle. They can also be beautiful and cozy. There are numerous online companies that offer floor plans, and information pertaining to tiny homes. I can recommend one that comes to mind, but would rather give you the link via PM. Not sure how BP moderators would view my posting such links. 

Communities of these types of homes would probably be categorized as RV parks. Mobile homes tend to be much larger, in comparison to RV's. They also require specialized trailers for transport. With a tiny home (or RV), the owner can travel to other parks or locations. You are at home, no matter where you travel.

Your question hits home with me. Other than the cost of the RE course, and the $400 to get licensed, you are then faced with another $1500 and $50/ mo for your realtor board dues, mls, and supra key. If you are looking to make a living as an agent, or as an established flipper... then it may be worth the additional expenses. Also, you are obligated to "hang" the license with a broker. If you are just looking for access to the MLS (like myself), then I'm not sure it's worth the cost and the trouble.

@John Kent I haven't spoken to anyone yet. Right now, all the information is based on the daily listings that I get from a local agent. I'm hoping to meet with the agent, and find out if he/she is open to a lease option arrangement. The property is in Mascott. I live in Clermont, so it's not too far. Even though it's in a rural area, I think that it could still be rented within a reasonable time.

@Brian GibbonsThe property was rehabbed nicely. My main concern is location. As I mentioned, I am sure the property can be rented. But there is still a little fear, because of it's location. The idea of asking a property manager about rents in a rural area, is a great idea. I've been relying on various websites to get an idea of market rent.

I came across a property on the MLS that is being sold by a flipper. This investor purchased the property at $40k, and is now selling it for $85,500. The listing also mentions that the owner (investor) is motivated. The work that was done looks good, and it looks like it could be a potentially good rental. The only drawback is that the house is located in a rural area. On a positive note, according to rentometer this property should rent for about $929 per month. I've already spoken to a fellow investor in the area about this, but I wanted to get some other opinions first. I was told that I should aim for at least $200 cash flow on top of payments, taxes, insurance, etc. My initial thought, is to do a lease "sandwich". In other words, do a lease option with the seller, then sublease with an offer to purchase. Based on my information, I wanted to see what advice I can get before making any offers. If anyone is interested in looking at the property, it's in Florida. The MLS is #G4817138
