Interesting and potentially profitable deal offered by ad

Just came across an interesting ad. The poster comes across as desperately seeking someone to fund the purchase of two properties. This person even goes as far as to say that a lien may be placed on the property, as a form of security on the properties. I’m not sure that such a thing could be done, but I see a great opportunity to finance these properties and carry the note. Waking up from dreamland, I would not be able to be of much help, as I do not have such funds. Does anyone out there see any value in this? If so, any creative (almost miraculous) suggestions to making this happen?
