Brandon Swartwood It’s all about Cap Rate with commercial props, there is allot of important data that you’ll need eventually but you can do a quick preliminary analysis with a few simple data points. If you’d like to IM me we can discuss
@ DemitriMetropulis Your deal is a residential deal only and solely based on comps of recently sold similar properties not income of the property, it’s nice that it can potentially cash flow but that’s not how residential props are evaluated, contact me directly and I can help you
You are evaluating a “residential “ property and using “commercial “ income method. Have you used any Comps to determine value? Are you purchasing at a low basis? Do you know an ARV?
