I don't why anyone hasn't commented on this yet. I have been bombarded recently over the last couple of weeks from all the Real Estate Guru's selling this system. I swear they all banded together to sell this. Their making a killing with their hyperlinks as affiliates for this program.

Yes, generally speaking all liens other than government liens (IRS, state liens, etc...) are forfeited. Rather than risk it all you have to do is call the county treasurer that you plan on buying in and ask them. It's better to be safe than assume. Usually all the details will be listed on the county treasurer's website.

Jeff have you bought any real estate courses from any of these so called gurus??? If so have any worked for you?

Hello Amy,

I think you should definitely give the lead to someone who specializes in short sales. The first thing you have to do is become an expert in your field or whatever your niche that you specialize in. You definitely shouldn't take the lead if you don't know what you're doing. You need to educate yourself on how shortsales work inside and out. You could give this lead to some and ask if you could shadow them so you can get on the job training.

I think you should ask for at least $1k. I always believed in getting paid well for the leads that I pass on. Since you've pre-qualified the person and they know someone will be giving them a call you should get a handsome reward. They're probably going to make at least $5k to $10k minimum. So $1k isn't a lot to ask for.

You have to have all the money upfront with a cashiers check, money order, etc... They don't take money from loan companies. So that means you're going to have to partner up with someone who can provide the cash and you guys work out the terms and conditions to your agreement.You're going to have to be creative (think outside the box) and come up with a list of ways that you can attain the necessary cash to get started.

Well, you should have a printed list of all the tax deliquent properties, and have a checklist of the ones that look like possible deals. Look at the title at the courthouse of those that look like possible deals. Then yes do drive by's if you can, but don't let it take to much of your time!!!

Josh of course I know you have to go out there and do the work. You can have all the most useful information in the world but if you don't put it to work then of course it's useless.

Jeff what I don't understand is why people don't do the research before they attack. Why do you charge up to $500 to be member of your website? Also you only recommend one author Mark Warda for some reason (maybe you're an affiliate of his)? By the way Gerald Romine's course is $1,995.
The video that you wanted me to watch, I'm not sure if you meant for it to make me question if I'm living in a dreamworld or not???
My last point is I think you forget that we all get our information from somewhere. Whether you read it in a book or in a course. You weren't born with the information to make money in real estate, you had to get it from somewhere. I'm also sure that plenty of people on this site have bought courses on real estate, and the information has been useful in someway. A lot of this information we need is not public information you have to get it from somewhere!!!

I don't know if you can find that out. Are you talking about all people who have just been evicted from where ever they live? Why would you want that info (they probably wouldn't make great renters)???

Has anyone tried one or both of these courses or heard anything about them???
