In my opinion tax deed sales is one of the most profitable ways to make money in Real Estate. My problem is I have no money to invest. Are there any Hard Money Lenders or Equity Partners that give some sort of preference for Tax Deed Sale Purchases? Does anyone have a list of Hard Money Lenders, the state doesn't matter to me since I plan on investing Nationally in any state where I see good deals after doing my due diligence of course???

Yes, I checked out the website and seems to be somewhat informational of upcoming sales. But the site I use is:

If you sign up as a free member. Then click on the Resources Tab at the top and then click on Sales Calendar. It will tell you every single sale for the whole year daily. It's a very informational site if you're interested.

Marko you're mixing up tax lien certificates with tax deeds. Tax lien certificates you get a certain rate of return like you said (16-24%). If the owner doesn't claim their property within the redemption period you apply for a deed on the property and then it is yours free and clear. Tax Deeds have no redemption period. When you purchase them you own them right away, and you don't make a return on them either than the return of when you sell the property.

When you buy a tax deed the title should already be clear in most cases. When you pay the back taxes it's free and clear. You can double check with County that you're buying in that the tax lien is the only lien on the property!!!

What are all of the different forms and contracts you need the homeowner to sign in order to properly get a property under contract to wholesale it???
