@Kusha Karvandi

Use your $1M as a down payment on multiple seller financed rental properties. In return you'll probably get a favorable rate on the private mortgage.

@Dom Olsen

If you know what county you want to invest in. Just go to that counties tax sale information page. For example I live in King County in Washington. Type "King County Tax Sale in Google" (for example). Most counties will tell you when the next sale is and even provide an excel or word document listing all the necessary property info. Try this tactic and let me know how it works for you. If you're having difficulties let me know and I'll see if I have more luck. Just let me know the counties you're interested in.

@Greg Dickerson

Thanks for your expertise. I've asked over 15 developers this question and no one had such a well thought out response like yourself. I appreciate your expertise. Have you purchased properties from wholesalers in the past?

I want to begin flipping wholesale deals to real estate developers. Do you know what terms and clauses would be good to include in the contract?

I plan on buying my first apartment building within the next two years. Those two books especially Muilti-Family Millions have so much useful information in them they're worth their weight in gold. Have you heard of David Lindahl?

So you don't have a question your just informing us of the spreadsheet you were able to upload?

That's why most of the guru's nowadays tell their students to have the contracts looked at by a real estate attorney in their respective states. To make sure the contract you're using is legal.
