Several threads have addressed how do you recognize a motivated seller. Over the years, I have assembled a list and tried to separate them into categories. In the spreadsheet files, there is one called "zero down - motivated sellers" that I was finally able to upload. It provides a list of motivated sellers you can opt to market to.
