I am exploring Jacksonville as a remote investor for SFR. I am getting positive vibes from JAX market with regards to demographics, growth prospects, affordability etc.

I wanted to see if anyone here had any experience with Southern Impression Homes / Suncoast rentals as a turnkey SFR provider.

Any experience (good/bad/ugly) you’d like to share would be much appreciated!

Hello,

I am sick of the CPAs I have worked with so far. They either are not aware of real estate nuances, or keep missing key business deadlines, or just are totally uncommunicative.

I am exasperated with the ones I have worked with so far.

Really looking for someone who understands real estate and stays on top of deadlines, without me having to remind them.

I’d greatly appreciate recommendation for CPAs in Atlanta that you have personal experience working with.

Good afternoon fellow BPers,

This is my first foray into the Memphis market.

After reading, watching and comparing markets for a few months, I want to dig deeper into the Memphis SFR market. This will be my first out of state.

My sweet spot will be B class neighborhoods. Good neighborhoods, good schools, areas desirable to families. Price in the vicinity of 120k, definitely not looking to pay more than 150k.

I am thinking a weekend trip to Memphis to get a feel of the place will be helpful.

My question to you all is how to plan the trip to make the best use of my time there. Given the price point and my neighborhood criteria, I am sure there are some areas I should definitely go look and others I can definitely skip. Apart from looking at neighborhoods, what else can I do to get a feel of the place?

What would you advise?

Hello fellow BP’ers,

Hope everyone is taking it easy over the weekend. And prospecting for REIs as well.

I have been hearing good things about Huntsville market. The booming tech scene and the favorable demographics trend point to a solid market in the years to come, IMO.

I was wondering what you all thought about this market. How do I get started researching this market?

Also any agents and esp PMs you have worked with/have talked to who you’d recommend?

I have seen Roofstock’s video on Huntsville and read a few related articles. Now I’d like to dig deeper and connect with local experts.

Would really appreciate any pointers!!

@Stephen Foltin: you are not alone. It’s a crazy hot market!

As several others have said, don’t chase the deal. Forget the list price. It doesn’t mean anything. Make an offer that makes the numbers work for you. Build a little upside buffer, so if they come back and ask you for a better offer, you have some room.

The bidding process is designed to bring out the worst among bidders. It’s designed to make emotions (greed, pride, ego) overrule rationality. Don’t give in. Determine your walk away number and stick to it. If they ask for more than that, walk away.

The right one will come your way!
