@Tim Miller You definitely need to vet whoever you work with. Some are good, some are not. Stopping by projects unannounced is always good and clear communication is key. I have never been to the LPOA meetings and have been to HubCity REIA. The active investor community in Hagerstown (like most places) isn't very big, so I'm sure you can find leads from either group.

JR is right.  Frederick generally won't offer the highest net cash flows on paper (prices are too high), but there are plenty of 3/2/1 towns that will rent around $1400+.  You could try to find units close to Ft. Detrick and market to people working there.

Sometimes, it depends on the job. Most of my rentals are in Hagerstown so we are there every so often.
