Hi @Will W. we have properties in both Hagerstown and Frederick. As a rule of thumb, we try not to buy anything in Hagerstown that the monthly rent is less than 1.5% of the purchase price (basically the "1.5% rule"). We believe Hagerstown is more of a cash flow market with less (if any) opportunity for appreciation. We like Frederick but it is a very different price point. With typical financing, it is difficult to find a property that will be cash flow positive, though the appreciation potential is very strong.
@Keith C. We have properties in the downtown areas of both places. Hagerstown isn't all bad news...really depends what you are looking for and what you are willing to put up with! And who your team is.
