Hey Bp family, do you think its an added bonus or hindrance if an investor has their real estate license ?

I actually have a commercial value add property we're looking to invest in with private money. We're also looking for private money on SFH rentals and flips as well.

Hey Steve , if your really considering investing in Indianapolis let me know , we have a one stop shop for our out of state investors ! 

I know some investors have a pretty good relationship with asset managers. I want to know if anyone is  have great success buying their properties from asset managers ? If so, are they usually willing to sell off market rather then putting the property on the market ?

I'm currently a SFH rehabber and wholesaler. I would like to scale up into the apartment game. My ultimate goal is to have huge apartment complexes. My question is how do you determine what a good deal is ? I know monthly rents are king but I guess I'm looking for an example of a good deal and a bad deal in numbers so I can compare.
