Raising Capital.... PERIOD. I wish I knew more about it when I first got into Real Estate. 

Hire a property management company OR tell her your ground rules ! who cares what her credentials are, she should respect you as a human being PERIOD. She'll respect you more or she'll leave. If she leaves I'm sure you will be able to get a tenant in there since a lawyer resided there.

You definitely should research some hard money lenders. Find some that fund 70% of the ARV. then if your numbers are good you only have to bring money to closing.

Charge offs may be an issue but you could try to use private money. If you can get private lenders to invest you can buy those same rentals your looking for , pay them some interest and move the property over into your name when your credit is better.

I Love the BRRRR method. You need to have your numbers right but you really can gain some traction pretty quickly by doing this. If your out of state its very important to try to setup your team.

1. Find a good wholesaler who can bring you deals to BRRRR

2. Find a good PM company 

3. Have your lender setup 

4. Have them work together so it can be fully serviced and hands free

@Jeff Wallenius I agree with Jeff's statement.. You definitely want to make sure that you find a good deal in a desirable location. Even if it takes a bit longer. Remember, no investment is better than a bad investment lol.

Heeeeeey Bp family, what Title Company do you close most of your transactions with and why ? Im open to all comments. I use Monument, EagleLand, and Investors Title the most !
