@Omari Heflin what type of investor? I think for a house flipper it can work out nicely. For a rental property investor you have to look at your deal volume. How many rentals can you really by per year? In my market here in Chicago, a lot of deals are 250-500k, so most folks don't buy multiple properties per year. 

The other thing to think about is whether it is worth the brain power to keep it up. Getting the license is not that hard (especially compared to many things we do as investors), but then you do have to do the continuing ed. You also have to be an agent, which is an entire art form. A great agent really does have a lot of value, and having a license does not a great agent make...
